New Delhi: Noida and Greater Noida, the two satellite towns of national capital are quintessentially modern towns equipped with adequate infrastructure & social amenities. Now, a new town named ‘New Noida’ (Dadri-Noida-Ghaziabad Investment region – DNGIR) is set to get added on the map.
The Noida Development Authority, months after proposal, has approved the Master Plan 2041 for setting up ‘New Noida’, to be developed on lines of United States city Chicago.
The proposed New Noida city will be developed over 20,000 hectares land near Noida and will see land acquisition from 84 villages of Dadri & Bulandshahr, thus reshaping the destiny of these villages.
The DNGIR will directly buy land from farmers. The city will be built in five phases and is expected to have a population of at least 6 lakh by 2041. It will also have world-class connectivity with Eastern Peripheral Expressway, GT Road and Jewar airport, slated for operations from 2024 end.
Realtors betting big on new township
CREDAI NCR chief and Gaur Group CMD Manoj Gaur said that New Noida has been envisaged with a motive to create fresh & modern habitation centres with adequate social amenities.
As the existing townships in Delhi-NCR have reached their capacity, the new region will address the burgeoning demands of growing population and will create state-of-the art living centers.
A slew of developmental projects with major focus on industries, residential and commercial establishments have been planned under the New Noida masterplan.
Manoj Gaur says that this region will emerge as a realty hostpot in days to come and will see fresh unleashing of human potential, thus putting it on the same track as Noida & Greater Noida.
Why the need for New Noida?
Those in the knowhow of Noida say that about 90-95% of the land area has been allocated & under development.
Only those places adjoining the Noida-Greater Noida Expressway have vacant land patches, which will also be taken up in near course of time.
As the new Noida will have land parcels dedicated to industries, it would be apt to develop the region beyond Delhi-NCR. Also, this region will have some earmarked locations, where residential societies will be developed.

County Group Director Amit Modi said the ‘New Noida’ township will turn out to be a gamechanger for the region. This will not only carve new areas of habitation but will also enable a new breed of workforce to be part of New Noida development story.
